Charlotte Home Renovation in Chantilly Featuring a Detached Office and Guest Space

Located in the Chantilly neighborhood of Charlotte, this detached accessory building on Laburnum Avenue was designed to support both professional and personal needs—without disrupting the character of the existing home or surrounding neighborhood.
The homeowner, an interior designer, needed a dedicated space to meet with clients, work remotely, and host out-of-town guests. At the same time, the project had to function efficiently on a narrow lot with limited access and tight neighborhood constraints.
This project is a strong example of how thoughtful planning and collaboration can unlock new functionality through well-executed Charlotte home renovations.
Project Goals
The client’s priorities included:
A detached accessory building separate from the main home
Dedicated office space for an interior design business
A secondary workspace for a spouse working from home
Guest accommodations with a full bathroom
Secure storage for yard equipment and tools

Seneca Building Group designed and constructed a new detached structure that included:
510 square feet of heated space
Office and meeting area
Lounge space for guests
Full bathroom
Office nook
62 square feet of dedicated storage
Every square foot was planned for flexibility, comfort, and long-term usability.
Design & Construction Challenges
The Chantilly neighborhood presents unique logistical challenges, including narrow streets, limited parking, and restricted access to rear yards.
To address this:
All construction access was routed through a side yard measuring just six feet from house to property line
Temporary fencing and walkways were installed to protect neighboring properties
Existing fencing and gates were temporarily removed and later restored
Custom millwork was fabricated locally to meet the client’s exact design vision
These measures allowed construction to proceed efficiently while respecting both the homeowner’s property and surrounding neighbors.
